  1. Advisor Introduction – Introduce a qualified prospective investor to BCCG.
  2. Investor Registration – The prospective investor completes BCCG’s Investor Registration Questionnaire.
  3. Confidentiality & Due Diligence – Approved investors receive access to transaction-specific due diligence materials through a secure online repository.
  4. Independent Review – Investors review the opportunity with their financial advisor, CPA, attorney, trustee, tax professional, spouse, business partner, or other trusted advisers.
  5. Participation Documents – Interested investors complete the required participation and compliance documents.
  6. Escrow Funding – Investment funds are deposited directly into the escrow account of the independent real estate closing attorney or escrow agent facilitating the loan closing.
  7. NOTE: Neither BCCG nor the borrower has possession of or unrestricted access to investor funds held in escrow.
  8. Closing & Ownership Documentation – Following loan closing, participating investors generally receive:
    • Note Investment Participation Acknowledgment Letter
    • Note Investment Participation Certificate
    • Assignment of Mortgage Documentation
    • Loan Servicer Account Information
