Builders Commercial Capital Group, LLC (BCCG) specializes in privately placing residential, multifamily, and commercial construction loans with accredited investors. Our borrowers include experienced homebuilders, developers, real estate owner-operators, and construction firms with profitable, shovel-ready projects.

We offer short-term investment opportunities that finance the construction of single-family homes, townhomes, and condominiums. These opportunities allow accredited investors to participate passively—as silent lenders—to the builders and developers we represent. Your investment is a direct participation interest in a specific construction loan; you are not investing in, or through, BCCG itself.

How Investors Earn – Each construction-loan investment provides a clearly defined, contractual passive-income structure:

1. Monthly Prorated “Interim Interest” Payments – Every loan includes a prefunded interest-reserve account. Investors receive fixed monthly interest-only payments at a rate tied to the WSJ Prime Rate, plus 100–500 bps depending on project margins.

2. Repayment of Principal – Principal is repaid gradually as each completed housing unit sells. These loans carry no long-term amortization.

3. Profit Participation – At the sale of each each newly-built home, investors receive a one-time profit-participation return, typically ranging from WSJ Prime to Prime + 500 bps (approximately 8%–13.5%, depending on market conditions and project profitability).

Why These Investments Are Attractive – BCCG structures each loan to capture the margin between a builder’s wholesale construction cost and the market’s highest feasible sales price. This creates competitive returns for investors while supporting builders in delivering new housing inventory across local markets.

BCCG is currently onboarding vetted, experienced local homebuilders with new construction projects scheduled to break ground in Q1 2026. These projects have passed our initial underwriting review and will open for investor participation beginning January 12, 2026. Each project is divided into smaller Investment Participation Notes—typically $10,000 to $250,000—allowing investors to participate at a level aligned with their strategy. Regardless of participation size, every investor benefits from the protection of a collective, first-lien secured position.
